They invest in Industrial and Office throughout the Southeast and to this point have invested over $4.5billion. They're opportunistically looking to bring on a strong Investments candidate who has an extensive background in both property types.
Position Overview:
The Senior Investments Associate will play a key role in driving the firm's real estate investment strategy, with a focus on both industrial and office asset classes. This individual will be responsible for sourcing, underwriting, and executing investment opportunities, as well as managing relationships with stakeholders and guiding junior team members.
Key Responsibilities:
- Sourcing & Acquisition: Identify and source off-market and on-market industrial and office investment opportunities across Charlotte and other key markets.
- Financial Analysis & Underwriting: Lead financial modeling, due diligence, and valuation of potential investments. Conduct in-depth analysis of market trends, property performance, and financial returns to determine the feasibility of potential deals.
- Transaction Execution: Oversee the negotiation and execution of acquisitions, dispositions, and joint venture agreements. Work closely with legal, finance, and operations teams to close transactions successfully.
- Market Research & Strategy: Stay up-to-date on trends and developments in the industrial and office real estate sectors, including local market dynamics, supply-demand conditions, and evolving tenant needs. Use this data to inform investment strategies.
- Portfolio Management: Assist in the ongoing management and optimization of the portfolio. Monitor asset performance and recommend value-enhancement strategies for existing assets in the industrial and office sectors.
- Leadership & Mentorship: Mentor and guide junior investment associates and analysts in sourcing, underwriting, and analysis. Provide support in their professional development and growth.
Qualifications:
- Bachelor's degree in Real Estate, Finance, Business, or related field. MBA or advanced degree preferred.
- 5+ years of experience in real estate investments, with a strong background in industrial and office properties.
- Demonstrated ability to lead and manage complex transactions, from sourcing to closing.
- Proficiency in financial modeling and investment analysis software (Excel, Argus, etc.).
- Strong understanding of local and regional markets, including trends, regulations, and emerging opportunities in industrial and office sectors.
- Exceptional written and verbal communication skills with the ability to present complex investment opportunities to senior executives and investors.
- Strong attention to detail, problem-solving skills, and the ability to work under pressure in a fast-paced environment.
- Collaborative team player with excellent interpersonal skills and the ability to build relationships with internal and external stakeholders.
